- A clear breakdown of the costs involved with your purchase at the start of your matter.
- We will send you copies of all the important documents relating to the property.
- Raise legal enquiries about the property and report to you with replies.
- Carry out legal searches you require on the property and explain the results.
- Send you a report about the legal aspect of your mortgage.
- Explain all the documents that you will need to sign in connection with your purchase.
- Send you a completion statement providing a breakdown of the amount of monies required from you on completion.
- Agree the completion date when you move into the property
- On completion file the Stamp Duty Land Tax Return and pay any stamp duty.
- Register the property into your name after completion and send you a copy of the new title documents.

Freehold Sale
Services Provided:
- A clear breakdown of the costs involved with your purchase at the start of your matter.
- We will request copies of all the important documents relating to the property and any works which have been carried out.
- Prepare the contract and legal pack
- Deal with any legal enquiries about the property from the purchaser and where required report to you and obtain your instructions.
- Agree a completion date and explain and arrange for you to sign all the documents that you will need to sign in connection with your Sale.
- Obtain Redemption Statement from your Lender in good time for completion and inform you if there is a shortfall which you are required to pay before the matter can complete.
- On completion we will redeem your mortgage, if any and then provide you with a completion statement detailing monies received on your behalf, deducted from such proceeds of sale and the amount due to you, if any and forward this to you by bank transfer or cheque.
- On completion we will forward the relevant Legal documents to the Purchasers Solicitors to enable them to deal with registration formalities.

Remortgaging
You may want to take advantage by remortgaging your property in order to obtain a better interest rate, special offer, or you may simply wish to raise additional funds for a special project by releasing some of the equity in your home. Although, we will not be able to provide you with advice with regards to the best mortgage, we can carry out the legal work required in order to complete your remortgage.
Services Provided:
- We will provide you with a clear statement of costs of your remortgage at the start of your matter in order to deal with remortgage in the fastest possible time to suit you.
- We will keep you updated by letter, email and telephone.
- Obtain confirmation of the amount required to redeem your existing mortgage, if any and provide you with a completion statement detailing the amount required from you/due to you on completion. On completion we will repay your existing mortgage and any other charges secured on the property and thereafter register your new mortgage with the Land Registry.
- Send you any balance due to you on the day that the remortgage completes by bank transfer or cheque.
- On completion of registration of your new mortgage send you update Land Registry Documents.

Transfer of ownership/transfer of equity
You may wish to change/transfer the ownership of your property from one name into the joint names of yourself and a partner or child, or you may wish to transfer from joint names to your sole name due to a change in circumstance. We will be happy to act for you and carry out the necessary legal work in order to transfer ownership in accordance with your instructions as quickly as possible.
Services Provided:
- A clear statement of the cost of the transfer.
- Draft the Deed which will bring about the change of ownership.
- Register the change of ownership with the Land Registry and provide you with copies of the title deeds.
Please note that if your property is subject to mortgage then you will usually need to obtain consent from your Lender before being able to Transfer equity.
The Solicitors Regulation Authority (SRA) requires us to comply with certain regulations concerning information provided to potential Clients.
Cost Information
Our conveyancing quote is easy to obtain and shows the total cost of the service and the costs of any extras you may require.
We confirm that we will not telephone you about the quote unless you ask us to do so and we will not pass on your information to a third-party with regards to any information you have provided to us in respect of obtaining a quote. You can ring and obtain a quote and we will take your details and any other relevant information, and thereafter provide you with a verbal or written quote by email.

Our Charges
Our charges for residential conveyancing transactions is usually by way of fixed fees which are contained in the written quotation sent to you before you decide to instruct us. However, if the matter becomes complicated or delayed, or requires additional work then we will provide you with a revised quote. This revised quote will be based on our fixed fees for additional work which is set out and explained under the heading Our Fees. The Experience and Qualifications of anyone carrying out the work and of their supervisors
We can confirm that all conveyancing transactions will be carried out/be supervised by either Mr B. Mohammed or Mr T. Hussain who are both Directors and Solicitors with more than 14 years experience. Should this change then we will confirm to you in writing.

Disbursements – What are they and what is their costs
Disbursements are fees which we pay to third-parties on your behalf which include Local Authority Search fees, Land Registry Search fees, Land Registry application fees, court fees, Home Office fees etc. Please note that we do not make a profit on disbursements. The disbursements charge is the actual cost which we are required to pay to the relevant third-party. The contemplated disbursements are set out in our quote to you.
Whether any fees or disbursements attract VAT on the amount, you quote clearly sets out what does and does not attract VAT and how much it will be. Please note that we do not identify VAT which may be payable on disbursements separately.
Details of what services are included in the price displays key stages of the matter and likely timescales for each stage that details any services that might recently be expected to be included in the price displays but are not. The conveyancing quote we give includes the cost for buying, selling or remortgaging your home from start to finish in respect of a standard straightforward transaction without any complications.
